The property is located at 2180 Eventide Avenue in Saint Johns, Florida, a small community within Saint Johns County, immediately south of Jacksonville. It previously asked $15 million, but will now be sold to the auction’s highest bidder without reserve and regardless of the high bid price. The owners contracted Miami-based luxury real estate auction specialist Platinum Luxury Auctions to handle the sale in concert with veteran listing broker Anita Vining of Berkshire Hathaway HomeServices Florida Network Realty. Platinum has enjoyed recent success in the broader Jacksonville-area marketplace, selling three consecutive waterfront properties there between Oct 2023 and Feb 2024.
The property grounds feature a gated entry, paved walking paths, multiple ponds, more than 100 mature oak trees and a custom pool. Its vast lawns are neatly manicured, with an abundance of greenspace in both the front and back of the residence. The deepwater boat dock includes a lift with 100-amp service, and is situated at a 2-mile-wide portion of the river, ensuring added privacy and unobstructed views of the Florida sunsets. Physically being there is an entirely different experience,” said Trayor Lesnock, Platinum’s founder and president. “I remember the astonishment people would express when walking a 3.5-acre waterfront parcel in Miami that we privately transacted years ago, and this St. Johns estate is nearly five times that size.” Lesnock added that the inherent value of residential waterfront land in Florida is such that one usually sacrifices waterfrontage at the expense of acreage, being forced inland in exchange for more land. “This is an exceptionally rare instance wherein that trade-off does not apply.”
Passing through the property’s private entry gate is more akin to arriving at an exclusive, luxury resort than a private residence. The parcel is large enough that the owners occasionally “play golf” on the lawns, with no concerns that an errant ball might encroach upon a neighbor.
The property offers two living structures, a two-story main residence with 12,100 sf of living space, 7 bedrooms, 6 full and 2 half baths, and a separate, two-story guesthouse with 1,711 sf of interiors, 2 beds, 2 baths, and a 3-vehicle garage.
