Dermody Announces Lease of Building 3 at The Logistics Campus

GLENVIEW, Ill., Feb. 20, 2025 /PRNewswire/ — Dermody—a diversified private equity investment management company focused exclusively on the national logistics real estate sector—has completed construction of Phase I of The Logistics Campus and leased Building 3, a 326,278 square-foot logistic facility to HuFriedyGroup.

As HuFriedyGroup continues to focus on providing best in practice products, service and support to its customers, this move will help improve multiple components of the overall customer experience.

Four buildings are currently available for occupancy from 92,426 square feet to 295,278 SF, totaling 698,201 SF. Buildings are divisible to 50,000 SF. All buildings feature Class A construction and design along with state-of-the-art specifications.

From its inception, The Logistics Campus was planned as an environmentally conscious redevelopment project replacing energy inefficient assets with buildings built to today’s energy standards. During the building process, Dermody recycled 11,000 tons of materials for reuse on site, incorporated existing ponds and saved hundreds of trees via transplantation—all in order to execute its vision of maintaining the campus-like feel both internally and along our outward-facing frontages on the Tollway, Sanders and Willow roads.

The five buildings currently available for occupancy at the campus will accommodate alternative fuel sources and electric vehicle charging stations. They are also structurally designed to be solar-ready, meaning they can accommodate the additional roof load weight of solar panels.

Dermody strives to preserve the landscape where they break ground. On this site, they maintained 50 years of mature plant life and ground cover on the periphery of the campus. The design blends modern architecture with thoughtfully repurposed natural landscape, creating seamless visual harmony with the rest of the community.

Detailed property overviews for the four available buildings recently completed in Phase 1 can be found online. Buildings include 32′-40′ clear height, LED lighting, 7″ concrete floors and interior-facing trailer parking. There is also flexibility for build-to-suit opportunities.
